- Community permit requirements — Almost every gated villa community in Dubai has a formal move permit process. Without it, security will not allow your truck through the gate.

Villa Moving in Dubai — Community by Community

Palm Jumeirah
Nakheel manages Palm Jumeirah villa moves. You will need your tenancy contract or title deed, Emirates ID, moving company trade licence, and insurance certificate.
For Palm villas specifically, vehicle plate numbers must be submitted in advance. Your truck cannot pass the trunk road gate without prior clearance. Moving hours run from 8:00 AM to 6:00 PM. Early morning starts are strongly advised to avoid peak-hour restrictions on the internal roads.

Emirates Hills
Emirates Hills operates some of the strictest access controls in Dubai for moving crews. Community management vets your moving company’s credentials thoroughly before granting approval.
Moves here need to finish within a tight time window. We plan Emirates Hills moves with extra crew. Multiple vehicles are used where needed. The goal is always to finish within the permitted time window.
Arabian Ranches I and II
Emaar manages Arabian Ranches. Submit gate passes for moving trucks at least 48 hours in advance. Emaar requires a refundable damage deposit of AED 2,000 to 5,000 before the move proceeds.
Moving hours are typically 9:00 AM to 6:00 PM on weekdays. Weekend availability is limited and must be confirmed with community management. Roads within Arabian Ranches are wide and well-suited to large moving trucks.
Dubai Hills Estate
Dubai Hills Estate is also Emaar-managed. Permits process in 3 to 5 working days — faster than most Emaar communities. Dubai Hills villas are newer builds with good road access. Modern modular kitchens and built-in cabinetry are common. Our crew handles these with care.
DAMAC Hills and Akoya
DAMAC-managed communities have their own permit process through DAMAC Facilities Management. Gate passes are required. Approval typically takes 3 to 5 working days. We submit complete documentation and follow up to confirm approval before your move date.
Jumeirah Park and Jumeirah Village Triangle
Jumeirah Park is Nakheel-managed. Some villas here have narrow driveways that cannot accommodate a large moving truck. For these properties, we use smaller Canter vehicles from the main road and hand trolleys for the final distance. We identify this at the survey stage.
Jumeirah Village Triangle is also Nakheel-managed and follows the same NOC process. Access roads in JVT are generally wider and easier to navigate.
The Springs, The Meadows and The Lakes
These long-established Emaar communities have well-settled permit processes. Springs and Meadows villas are medium-sized and typically complete in a single day. Lakes townhouses have more floors and require additional time per item.
Al Furjan and Discovery Gardens
Al Furjan is among the most active villa moving areas in Dubai. It is Nakheel-managed and our teams work there regularly. Discovery Gardens is primarily apartments but includes townhouse sections — also Nakheel-managed.
Mudon, Arabella and Remraam
These Union Properties communities have their own facilities management. We handle coordination with Union Properties as standard. Mudon villas are mid-sized with good moving access.
District One and Mohammed Bin Rashid City
District One is managed by Meydan and has specific access procedures. Standards for moving crews working on-site are high. We submit all required documentation in full and ensure our crew presents professionally throughout.
Mirdif, Rashidiya and Garhoud
These older residential areas have less formal permit requirements. However, older road layouts and smaller access points add their own challenges. Our teams know these neighbourhoods and plan accordingly.

Every gated villa community in Dubai requires a formal move-in and move-out permit before any moving truck is allowed on-site. Security will turn your crew away at the gate without one.

Required documents: tenancy contract or title deed, Emirates ID, landlord NOC for tenants moving out, moving company trade licence, public liability insurance certificate, and vehicle plate numbers. Refundable deposit: AED 2,000 to 5,000. Processing time: 3 to 7 working days depending on community.
Nakheel Communities
This covers Palm Jumeirah, Jumeirah Park, Al Furjan, Discovery Gardens, and Dragon City. Apply via the Nakheel tenant portal or community management office. Palm Jumeirah villas require vehicle plate numbers submitted in advance. Processing time: 5 to 7 working days.
DAMAC Communities
Applies to DAMAC Hills, Akoya, and DAMAC Lagoons. Apply through DAMAC Facilities Management. Processing time: 3 to 5 working days. DAMAC responds well to complete, professionally submitted documentation.
Omniyat Properties
Covers One Palm and The Opus. Omniyat requires a detailed crew list including Emirates ID numbers and photographs for every crew member. Allow at least 10 working days. Security clearance is thorough.
Union Properties
Applies to Motor City, Green Community, Mudon, and Remraam. Apply through the relevant community management office. Processing time: 3 to 5 working days.
District One and Meydan
Apply through Meydan community management. Standards for moving crews on-site are high. All documentation must be complete and submitted 7 working days in advance.

Best Time to Move a Villa in Dubai
November to March — Ideal Window
This is the best period for villa moves in the UAE. Temperatures range from 18 to 28 degrees Celsius. Humidity is low. Your furniture, electronics, and delicate items face minimal climate risk in transit. If you have flexibility, this is the window to aim for.
April and May — Good, Getting Warmer
Spring months are workable. Temperatures climb toward the mid-30s by May. Morning moves that finish by early afternoon keep heat exposure manageable for most household items.
June to September — Summer Moves
Summer moves are more demanding but entirely manageable with proper planning. Our enclosed trucks protect against direct heat. We start villa moves at 6:30 to 7:00 AM and aim to complete loading before noon.
High-value items — solid wood furniture, electronics, musical instruments, and artwork — receive additional thermal blanket protection inside the truck. One advantage of summer: communities are quieter, permits are easier to book, and weekday slots are more available.
Month-End and School Transition Periods

How long does a villa move take?
A 3-bedroom villa typically takes 6 to 9 hours including packing, loading, transit, unloading, and reassembly. A 5-bedroom villa usually needs a full day — 9 to 12 hours. Very large villas may need two days. We give you an accurate time estimate at the survey stage.
Do I need to be present during the move?
We prefer that you or a trusted representative is on-site, particularly at the survey and at the new villa during setup. For the loading and transport phase, many clients choose to step out while we work — staying reachable by phone.
What if my new villa is not ready on moving day?
Our secure, climate-controlled storage facility can hold your entire villa contents until the new property is ready. We load, store, and deliver as two separate operations. See Storage Solutions for details.
Can you move a pool table, piano, or large safe?
Yes — with the right equipment. Pool table slate beds weigh 300 to 500 kg and are disassembled by our crew. Pianos require a specialist piano dolly and trained handlers. Heavy safes use mechanical lifting equipment. All specialist items are assessed at the survey and factored into the quote.
How far in advance should I book?
For moves between October and April, 1 to 2 weeks is usually enough for smaller villas. For larger properties, month-end moves, or premium communities, book 2 to 3 weeks out. For August and September peak periods, 3 to 4 weeks in advance is safer.
Do you move outdoor furniture and garden equipment?
Yes. Patio furniture, garden tools, children’s play equipment, outdoor gym gear, and plant pots are all part of the standard villa move scope. Large planters and heavy garden ornaments are assessed at the survey for any specialist handling needs.
What happens if something is damaged during the move?
We carry public liability insurance and handle all claims directly and promptly. Damage is rare on well-planned villa moves. Proper packing, the right equipment, and experienced crew prevent most issues. If something does happen, we address it without putting the burden on the client.
