House Moving in Dubai & Across the UAE — Done Right, Every Time
Moving home is one of the biggest things you’ll do this year. Whether you’re shifting from a studio in Deira to a villa in Arabian Ranches, relocating from Dubai to Abu Dhabi for a new job, or making the move from Sharjah to Ras Al Khaimah for more space — the process can feel like a lot to manage on your own.
At Emirates Movers & Packers, we’ve been helping families, couples, and individuals move house across every emirate in the UAE. We know how Dubai’s communities work, what permits you need, which buildings require elevator bookings, and how to get your belongings from A to B without a single thing going wrong.
This isn’t just transportation. This is your home — and we treat it that way.
What Does Our House Moving Service Cover?

House Moving in Dubai — All Major Areas and Communities
Dubai is a city of distinct neighborhoods, and each one comes with its own moving logistics. High-rise towers in Dubai Marina have different requirements than a villa in Jumeirah or a townhouse in Dubai Hills Estate. Our teams work across every part of the city, every single day.
Dubai Marina & JBR
Dubai Marina and Jumeirah Beach Residence are consistently among the most active areas for house moves in the city. Building access is strictly managed here — most towers require a move-in/move-out permit from the developer or building management, elevator bookings must be made in advance, and moving hours are typically limited to 8:00 AM – 7:00 PM, Saturday to Thursday.
We know these buildings. We’ve moved hundreds of families in and out of The Marina Torch, Princess Tower, Cayan Tower, Sulafa Tower, and the JBR residential towers. When you book with us for a Dubai Marina house move, we sort the permits and elevator scheduling so you don’t have to.
Downtown Dubai & Business Bay
Downtown Dubai is one of the most tightly regulated communities in the emirate when it comes to moving. Emaar Community Management requires a formal move-in permit (applied for via the Emaar One app or community portal), proof of an active Ejari certificate, a No Objection Certificate from your landlord, and your moving company’s public liability insurance certificate.
We carry a minimum AED 1 million public liability insurance policy, which satisfies the requirements for Emaar buildings, as well as most other managed communities in Dubai.
Business Bay adds the complexity of heavy weekday traffic. We plan our house shifts in Business Bay early in the morning to keep your move smooth and on time.
Palm Jumeirah
Moving onto or off the Palm is a different kind of experience. Nakheel manages the community, and their move permit requirements are separate from Emaar’s. The Trunk, Fronds, and Crescent all have their own access procedures. If you’re moving into a Palm Jumeirah villa or apartment, give us at least 5–7 days’ notice so we can have your permits approved and your move planned with no surprises.
Dubai Hills Estate
Dubai Hills is one of the fastest-growing residential areas in the emirate. Villas here are large, roads are wide, and the community is well-organised — which makes it one of the more straightforward areas to move in. That said, developer move permits are still required and the community has specific moving hours. Our teams are fully familiar with Dubai Hills Estate and surrounding Emaar communities like The Hills and Sidra Villas.
Jumeirah Village Circle (JVC) & Jumeirah Village Triangle (JVT)
JVC and JVT have become one of the most popular destinations for families moving out of pricier areas who want more space for less rent. These communities are Nakheel-managed and require move permits. We handle a significant number of house moves in JVC every month and know the community layout well.
Arabian Ranches, Al Furjan & Discovery Gardens
These villa and townhouse communities see a steady flow of family moves. Larger homes mean bigger volumes and more time. For villa moves across Arabian Ranches I & II, Al Furjan, and Discovery Gardens, we always assign a senior crew with experience in handling oversized furniture, outdoor equipment, and multiple bedrooms efficiently.
Considering a villa move? Our villa moving service is tailored specifically for larger homes with more complex logistics.
Deira, Bur Dubai & Al Nahda
Old Dubai areas like Deira and Bur Dubai have narrower streets, older buildings with smaller lifts (or none at all), and high-density residential blocks. These require a different kind of experience — smaller vehicles, more manpower, and careful staircase navigation for upper-floor apartments without elevator access. Our teams moving in Deira and Bur Dubai are specifically trained for this.
Al Nahda, straddling the Dubai-Sharjah border, is one of the busiest corridors in the UAE. If you’re moving within Al Nahda or shifting between Dubai and Sharjah, we know the fastest routes and the best time windows to avoid the notorious Sharjah–Dubai corridor traffic.

House Moving in Sharjah
Sharjah is home to hundreds of thousands of UAE residents — many of whom commute daily to Dubai. It’s also one of the most in-demand destinations for families moving out of Dubai looking for more living space at a more manageable rent.
House moving in Sharjah involves navigating a busy urban grid with a mix of older apartment buildings and newer residential towers. Areas like Al Nahda Sharjah, Al Qasimia, Muwaileh, and Al Khan see a high volume of moves throughout the year.
Our Sharjah moving team knows the city well. We handle everything from compact one-bedroom apartments in the older city centre to larger family homes in Muwaileh Commercial and Sharjah’s newer residential communities further inland.
Popular areas we cover in Sharjah:
- Al Nahda (Sharjah side)
- Muwaileh & Muwaileh Commercial
- Al Taawun
- Al Majaz & Buhaira Corniche
- Al Khan & Al Mamzar
- Al Qasimia
- Halwan Suburb
- Rolla & Al Nud
Whether you’re moving within Sharjah or relocating from Dubai to Sharjah, our team ensures a smooth, well-coordinated house shift with proper vehicle size for your home’s volume and no last-minute surprises.
House Moving in Abu Dhabi
Abu Dhabi is approximately 140 km from Dubai — making it one of the most common inter-emirate moves we handle. People relocate between these two cities regularly for work, family, or lifestyle changes, and the logistics are more involved than a local move.
Our Abu Dhabi house moving service covers the entire emirate, including the city islands, Al Ain, and outlying communities.
Areas we serve in Abu Dhabi include:
- Al Reem Island
- Khalidiyah & Corniche
- Al Muroor & Al Mushrif
- Mohammed Bin Zayed City (MBZ)
- Khalifa City A & B
- Yas Island & Saadiyat Island
- Al Raha Beach & Al Raha Gardens
- Airport Road & Electra Street buildings
- Al Ain (city and surroundings)
House moving in Abu Dhabi from Dubai typically takes a full day depending on your home’s size and the complexity of the move. We’ll give you an accurate, realistic timeline when we survey your home — not an optimistic estimate that ends up running hours over.
View our full Abu Dhabi movers page for more details on what’s involved.
House Moving in Ras Al Khaimah
Ras Al Khaimah has grown significantly as a residential destination, particularly among families and retirees looking for a quieter life, lower rents, and easy access to beaches and mountains. RAK City, Al Hamra Village, Mina Al Arab, and Al Nakheel are among the most active areas for residential moves.
Getting from Dubai or Sharjah to Ras Al Khaimah is roughly 90–110 km depending on your starting point. Our team handles this route regularly and will factor in travel time, crew requirements, and truck size based on the volume of your home.
If you’re moving within Ras Al Khaimah — between communities or from an apartment to a villa — we offer the same full-service house shifting experience.
Areas covered in Ras Al Khaimah:
- RAK City & Al Nakheel
- Al Hamra Village & Al Hamra Mall area
- Mina Al Arab
- Al Marjan Island
- Al Dhait North & South
- Khuzam & Al Uraibi
House Moving in Fujairah
Fujairah sits on the UAE’s East Coast — the only emirate with a coastline on the Gulf of Oman rather than the Arabian Gulf. It’s a quieter, scenic emirate with a strong expat and blue-collar workforce. Many people moving to Fujairah are relocating for work in the oil, logistics, or maritime sectors.
House moves to and from Fujairah are inter-emirate, meaning the journey typically crosses through Sharjah or through the mountains via the E611 or E102. This makes careful planning essential — the route adds time and fuel, and mountain roads require trucks that are properly loaded and secured.
We cover the following areas in Fujairah:
- Fujairah City centre
- Diba Al Fujairah
- Murbah
- Kalba & Khor Fakkan (Sharjah exclave)
- Sakamkam
If you’re planning a house move from Dubai to Fujairah or vice versa, contact us early. These moves require a day-long commitment and good advance planning on both ends.
House Shifting Costs in Dubai & the UAE — What to Expect
One of the most common questions people ask before booking a move is: how much will it cost?
Here’s a straightforward breakdown based on current market rates. These are estimates — your actual quote will depend on your home’s volume, the distance, the floor level, and the services you choose.
| Home Type | Within Dubai (approx.) | Dubai to Sharjah (approx.) | Dubai to Abu Dhabi (approx.) |
| Studio / 1-Bedroom | AED 800 – 1,200 | AED 1,000 – 1,500 | AED 1,500 – 2,500 |
| 2-Bedroom Apartment | AED 1,200 – 2,000 | AED 1,500 – 2,500 | AED 2,200 – 3,500 |
| 3-Bedroom Apartment | AED 1,800 – 3,000 | AED 2,200 – 3,500 | AED 3,000 – 5,000 |
| 4-Bed Villa / Large Home | AED 3,000 – 6,000+ | AED 3,500 – 6,500+ | AED 4,500 – 8,000+ |
What affects your moving cost:
- Distance — Moving across Dubai is naturally cheaper than moving to Abu Dhabi or Fujairah. Inter-emirate moves include fuel, tolls, and additional driver time.
- Volume of items — Movers calculate by Cubic Meters (CBM). More furniture and boxes = a larger truck and longer loading time.
- Floor level and elevator access — Ground floor moves are faster. Upper floors without elevator access require staircase carrying, which adds crew time.
- Day and time — Weekday moves (Sunday to Wednesday) are generally cheaper than Thursday–Saturday. Month-end dates are always busier and often pricier.
- Packing services — A full packing service adds AED 500–1,000 for smaller homes and AED 1,500–2,500+ for larger ones, but saves you a significant amount of time and protects your belongings far better than self-packing.
- Move permit fees — Some communities charge a small administrative fee for move permits (typically AED 50–200). We’ll make you aware of any such fee upfront.
We don’t do lowball quotes that double on moving day. When you get a quote from Emirates Movers & Packers, it covers everything we’ve agreed — and that’s the number you pay.

The Move-In Permit: What Dubai Residents Need to Know
If you’re moving into almost any managed building or gated community in Dubai, you’ll need a move-in permit before your movers can enter. This is a formal requirement — not an optional step — and without it, security guards will turn your moving truck away at the gate.
Here’s a quick overview of which communities require them and what you need:
Emaar Communities (Dubai Marina, Downtown Dubai, Arabian Ranches I & II, Emirates Living, Dubai Hills Estate, Dubai Creek Harbour, Emaar Beachfront):
- Apply via the Emaar One app or community.emaar.ae
- You’ll need: Active Ejari, NOC from landlord, Emirates ID or passport copy, moving company’s public liability insurance (minimum AED 1M)
- Approval typically takes 2–3 working days
Nakheel Communities (Palm Jumeirah, JVC, JVT, International City, Al Furjan, Discovery Gardens):
- Apply through the Nakheel community portal
- Similar document requirements to Emaar
Dubai Properties Communities (JBR, Business Bay towers, Remraam, Mudon, Dubailand):
- Apply via the Dubai Properties portal
- All community service fees must be settled before a move-out permit is issued
General rules across most communities:
- Moving is typically permitted from 8:00 AM to 7:00 PM, Saturday to Thursday
- Fridays may have restricted hours or require special approval
- Service elevator bookings are separate from the permit and should be arranged with building management
We handle permit applications for all of the above on your behalf when you book with us — just give us a minimum of 3–5 working days before your moving date. For complex communities like Downtown Dubai and Dubai Marina, 7 days is better.
Transportation for House Moving Across the UAE
The right vehicle makes a significant difference to how smoothly your move runs. We use a fleet of enclosed, air-filtered trucks for all house moves — not open flatbeds, not double-cabin pickups, not shared loads.
Our moving fleet includes:
- 7-ton box trucks — Ideal for 2–3 bedroom apartments and moderate villa moves within Dubai
- 10-ton box trucks — Suitable for larger apartments and standard 3–4 bedroom villas, including inter-emirate moves
- 14-ton heavy trucks — For large family villas, bulk furniture, and full household moves across long distances to Abu Dhabi, Fujairah, or Ras Al Khaimah
- Small Canter trucks — Perfect for studio and 1-bedroom apartment moves or single-room office shifts

Every truck in our fleet is:
- Enclosed with weatherproof cargo areas (essential in UAE summer heat and dust)
- Equipped with furniture blankets, straps, and moving pads
- GPS-tracked for real-time monitoring
- Operated by licensed, experienced drivers familiar with UAE roads and regulations
For oversized or unusually heavy items — safes, pianos, industrial gym equipment, chandeliers — we carry specialist lifting equipment and assign a senior crew trained for these specific loads.
Looking for furniture moving only? We offer standalone furniture transportation as well.
Why Families and Expats in the UAE Choose Emirates Movers & Packers
Choosing a moving company in the UAE isn’t always straightforward. The market has a mix of professional, licensed operators and informal one-man-and-a-van operators who may not carry insurance, may not have proper trade licenses, and may not deliver what they promised.
Here’s what sets us apart:
Licensed and insured — We hold a valid UAE trade license and carry public liability insurance that satisfies the requirements of all major Dubai communities. You can ask for our documents at any time.
Transparent pricing — We provide written, itemised quotes. No verbal-only estimates. No surprise charges on moving day.
Trained crew — Our movers are full-time employees, not day labourers picked up from the street. They’re trained in proper lifting, furniture wrapping, and safe handling of fragile and high-value items.
Permit expertise — We know the requirements for every major developer and community in Dubai and across the UAE. We handle the paperwork so you don’t have to.
Flexibility — Plans change. If your move date shifts or your landlord delays handover, we work with you to reschedule without penalty wherever possible.
Genuine customer service — If something goes wrong during a move (it’s rare, but it can happen), we take responsibility and we make it right. Read our customer reviews to see how our clients describe their experience.
Related Services You Might Need
Your house move doesn’t exist in isolation. Most customers find they need one or two additional services alongside the core transportation. Here’s what else we offer:
- Villa Moving UAE — Specialist service for larger properties with more complex logistics
- Office Relocation Dubai — If you’re moving home and office at the same time, we can coordinate both
- Furniture Moving Dubai — Moving specific items or just the big pieces? We offer furniture-only transport
- Packing Services UAE — Professional packing using quality materials, including wardrobe boxes, mirror cartons, and custom wrapping for art and antiques
- Storage Solutions Dubai — Need somewhere safe to keep your things between moves? Our climate-controlled storage facility is secure and accessible
- International Moving UAE — Relocating out of the UAE entirely? We handle sea freight, air freight, customs clearance, and door-to-door delivery worldwide
Moving to Dubai from Another Country?
If you’re arriving in the UAE for the first time and shipping your household goods from abroad, the process is different from a local move. International removals involve UAE customs clearance, import documentation, and specific rules about what can and cannot be brought into the country.
Our international moving service covers:
- Sea freight and air freight options
- Full export packing from your origin country (where we have partners)
- UAE customs clearance and handling
- Delivery and unpacking at your new home in Dubai or any other emirate
- Temporary storage if your visa or accommodation isn’t ready yet
Tips for a Smoother House Move in Dubai
Before your moving day, a few simple steps will make everything run faster and reduce the chances of any issues:
Book early. Month-end dates in Dubai — especially the last Thursday and Friday of any month — fill up fast. If your tenancy ends at month-end, book your move at least 2 weeks in advance. For end-of-October, end-of-March, and summer moves (July–August), even earlier is better.
Declutter before packing. Moving is the best excuse to get rid of things you don’t need. Less volume means a lower cost and a faster move. Dubizzle, Facebook Marketplace, and neighbourhood WhatsApp groups are good places to offload furniture quickly in Dubai.
Separate your valuables. Jewellery, important documents, laptops, and small electronics should travel with you in your car — not on the moving truck.
Photograph your belongings. Before movers wrap anything, take quick photos of the condition of your key pieces of furniture. If anything is scratched or damaged (it rarely is), you’ll have a clear record.
Settle outstanding bills. Your building management will not issue a move-out permit until all service charges and community fees are paid in full. Check your account balance at least a week before your move date.
Inform utilities. Arrange DEWA disconnection for your old home and DEWA connection for your new one in advance. The security deposit for a Dubai apartment is AED 2,000 and for a villa is AED 4,000. In Sharjah, SEWA requires approximately AED 2,000 for a new connection. Do this early — utility transfers can take a few days.
Check your Ejari. You’ll need a valid Ejari certificate for your new property before any Emaar or Dubai Properties permit application can be approved. Make sure your landlord or agent has registered the tenancy contract with RERA before your move date.
Frequently Asked Questions — House Moving in Dubai
How far in advance should I book a house move in Dubai? For standard weekday moves, 3–5 days is usually enough. For weekend or month-end moves, 2 weeks is safer. During peak periods (summer, school holidays, December), book 3–4 weeks ahead.
Do I need a move-in permit even if I’m in a small building? Not always. Smaller, independently managed buildings don’t always require formal permits. However, most Emaar, Nakheel, and Dubai Properties communities do — and the list keeps growing. When in doubt, check with your building management before your moving day.
Can you move my house if I’m not there in person? Yes, with proper authorisation. We can coordinate with a trusted representative in your absence. We’ve done this for many clients relocating from abroad or unable to take time off work.
What if something is damaged during the move? We carry public liability insurance and handle damage claims professionally. In practice, proper packing and careful handling means damage is rare — but if it happens, we deal with it fairly and promptly.
Do you work on Fridays? We do, though Friday hours are limited in some communities. For moves in managed communities, Friday moves may require special approval. We’ll advise you when you book.
Can you store my belongings if my new home isn’t ready? Yes. Our storage facility in Dubai is available for short-term and long-term storage. Items are kept in a clean, climate-controlled environment and can be delivered to your new home when you’re ready.
